Corporate Information

The Mannausa Companies comprise a group of wholly-owned Florida Corporations specifically engaged in the site selection, development, management and operation of real property. The two primary companies are T. Mannausa & Company and Mannausa Development Company. T. Mannausa & Company is an Accredited Management Organization and a Florida licensed real estate brokerage firm. Mannausa Development Company was formed in the early 80's to perform site selection, zoning, design, financing, construction and all development activities for new apartment communities, apartment communities which required repositioning, redevelopment and refurbishing, as well as small commercial properties which have either been acquired or developed. The Mannausa Companies include several single asset entities, all controlled within the Mannausa portfolio. The Mannausa Companies corporate headquarters are based in beautiful Bradenton, Florida, which has proven to be an excellent office environment, as well as location to operate its real estate portfolio.

Thomas J. Mannausa, CPM, is a Florida licensed Real Estate Broker, a Certified Property Manager, and a member of the Institute of Real Estate Management, the International Council of Shopping Centers, and the National Association of Realtors. Originally from East Lansing, Michigan, he attended Culver Military Academy and is a graduate of Western Michigan University where he received a Bachelor of Business Administration degree with a major in Business Management.

Foresight

Mr. Mannausa's first income property purchase was in 1977. Since then, his experience in operating income properties has led to an awareness of critical need for affordable rental apartment housing, an understanding which has been at the foundation of his development philosophy for the past several years. The results of this commitment can today be seen in apartment homes from Northern Michigan to Naples, Florida.

Mannausa & Company is an Accredited Management Organization approved by the Institute of Real Estate Management, Chicago, Illinois. It employs several full time staff dedicated in providing detailed and efficient reporting to all projects -- most of which are RECD/FmHA 515 financed, tax exempt bond and Low Income Housing Tax Credit Properties.

Design & Cost Control

A crucial element in all of Mr. Mannausa's projects, both commercial and residential, is building design and landscaping. The company provides an attractive, well-maintained living and working environment for all tenants, and his firm notes, with great pride, all the letters of praise and congratulations it has received from community officials. Their common theme is the satisfaction with the effective maintenance and visual appeal of his completed projects. Projects that are over ten years old look nearly as good as ones just completed.

This commitment has also brought him acknowledgment from his peers; Mr. Mannausa has received the Florida Association of Realtors Beautification Award, the Manatee County Beautification Achievement Award, the Longboat Key Garden Club Award (three times), and for Centre Court Apartments in Bradenton: a prestigious national award (Multifamily Executive 2001 Project of the Year) for best affordable housing complex in the United States for 2001. The Mannausa Companies have received (on five occasions ) the Project of the Year Award frrom the United States department of Agriculture.

Mannausa Development Company has created and developed in excess of $100,000,000 of commercial and residential real estate. All projects have been completed within the budgeted resources allocated. Equally important, while controlling costs, is to construct beautiful, well-designed projects, with an eye towards long-term ownership and management.

Integrity

Rounding out the attributes of a successful developer is a commitment to honesty and integrity in all business dealings. Mannausa Development Company's ability to work with local governments and other professionals, solving problems rather than creating them, has made these projects a welcomed addition to a community. Mr. Mannausa's reputation for fair dealings has taken him into the judicial system on numerous occasions as court-appointed receiver, responsible for control and management of various large assets and properties and reporting on same to several sitting judges (see Receivership Resume).
